We utilise our strict screening process that involves contacting both current and previous landlords as well as employers to verify the character and background of the potential tenant. Additionally, every tenant is checked on the National Tenancies Database (NTD) and will be required to provide 100 points of ID.

When the lease is up for your tenant on your rental property, you can expect that your property will be advertised for at least four weeks before becoming vacant. We proactively work to secure another high-quality tenant to move in swiftly and reduce any vacant time and money lost.

Our dedicated inspection team will provide you with detailed inspection reports by being proactive in communication and emailing you immediately – we always send these reports to you within a week.

To do this properly, we analyse the area and look for the demands and trends in the current marketplace. We then crunch these numbers to get the appropriate number for your rental. If this price is not acceptable to you, we are open to discussion.

We do want to get you the best return on your investment. There is a delicate balance of getting you the highest market rate possible while maintaining and upgrading the asset for your potential tenants.

Advertising is important to get potential tenants looking at your property. We understand this completely, so we strive to provide the very best advertising services to our clients.

Firstly, we call in our professional photographer to capture your property from all the best angles.

From there, we will post these stunning images on all the common marketplaces for that area.  Potential clients are found on realestate.com.au, reiwa.com.au, domain.com.au, rent.com.au, homely.com.au & onthehouse.com.au to name a few.

We don’t just list your property on the main portal, realestate.com.au – we run it as a Premier ad that will help your listing stand out from the crowd.

It is all up to you!

Yes, you will always have the final say on who can move into your property.  We will bring in the applications and the options you have and then you will ultimately make the final call.  We will go through the applicants with qualifications such as verified income and employment.  We will also provide tenancy records and any other relevant information we can gather. If you allow pets, there is a separate pet clause that we have tenants sign as well.  However, if you don’t like the idea of pets in your property, you don’t have to allow them.  This is solely your decision.

We will deposit your funds at the end of the month. We also send out a financial statement for your convenience. This contains all the necessary information that you will need. You will be able to access an owner portal that is available 24/7 and is in real-time.

We issue “1B Termination Notice for Non Payment of Rent” after 3 days of being late. In the lead up to issuing this notice, our team will follow up with SMS reminders, phone calls, and emails. We take gathering rent money very seriously and don’t allow tenants any wiggle room.

We believe in treating all our clients’ properties as if we owned them. All the upkeep will be well-managed, and it is extremely important to us that it’s completed to a high standard.

Before a tenant can move in, we conduct a thorough Property Condition Report noting the condition and cleanliness of every aspect of the property.

We expect the tenants to leave the property in the state that they found it, and we use this as a standard of comparison throughout the duration of the tenancy. So, we do advise our landlord clients to ensure their property is set up how they want it to be kept before we get started.

To ensure that the property is being cared for, we carry out inspections. The first inspection is 6 weeks after the tenant moves in. After that, we will inspect your property every 3 months to ensure everything is in proper working order.

We will send our findings to you and if there is an issue, we will work with you to resolve it in the best and most efficient manner.

Both the tenants and the owners have responsibilities for the property.

We do our best to make these responsibilities clear. If you do need further clarification on any of this, please get in touch, we will be more than happy to help.

Sometimes issues arise, and we work with all parties to come to an agreement for the best result for your asset (investment) management and income.

The owner’s responsibilities are:

  • Ensure the property is hazard free and safe to live in.
  • Arrange for any repairs that need to be completed.
  • Comply with legal requirements for having pools, corded internal window coverings, and smoke alarms as well as RCD regulations.
  • Offer the minimum security standards of the Residential Tenancies Act. This can be found at www.commerce.wa.gov.au

The tenant’s responsibilities are:

  • General care and maintenance of the overall upkeep of the property including lawns and gardens.
  • Avoiding any noise disturbances or violations.
  • Violations related to pets, including damage.
  • Have the gas and electricity connected and maintain payment.

Yes, as the property owner you are responsible for carrying insurance on your property. You don’t want to leave yourself open to a loss due to unforeseen circumstances.

You should look for landlord, building and contents insurance.

We are happy to assist you with questions on this matter and can provide you with some options, however, your best option will be to contact an insurance company that can best serve your needs.

Once your lease is up, it is up to you if you want to continue and renew the lease.

We will contact the tenants to see what their plans are and offer you a market analysis of the area.

You are within your rights to ask a tenant to leave without any reason given, should you want to do so at the time of lease renewal.

This is called a “Break Lease” and they are responsible for the normal conditions of the tenancy and for the costs incurred by you to re-let the property.

This can include things such as the advertising of the property, paying the rent until there is a new tenant, and reimbursement of part of the leasing fees.

We will discuss all these costs with you should a tenant break a lease.

Tenants are required to give 21 days’ written notice to end a non-fixed term lease and 30 days’ written notice to end a fixed-term lease on its expiry date.

You can sell at any time, however, in a fixed-term lease, unless the tenant agrees otherwise, they are guaranteed the tenancy until their lease is up for renewal.

The new owners will be made aware that there is a fixed-term lease and tenant residing in the property. The tenant has the option to move sooner if they prefer – still following appropriate move-out procedures.

At the discretion of the lessor, you may receive an invitation to renew your lease at the end of the term. We will be in touch with you prior to this to gather your intentions moving forward so that we can set in motion the vacation or renewal process.

When you intend to vacate the property, you are required to notify us in writing. For a fixed-term agreement that is ending, we require 30 days’ notice.

Should you wish to leave during a fixed-term lease, rent must be paid until the day the new tenants move in. During this time, you may also be required to pay for additional financial damages or costs incurred to the lessor.

To ensure unnecessary expenses do not occur, we advise that you contact us as soon as possible if your situation changes so that we can talk about possible solutions.

When it is time to vacate the property, we will send you a full cleaning guide to assist you in preparing the property for the final bond inspection.

Remember that the property should be left in the same condition as the initial (move-in) property report and any damages may come out of your bond.

Please also ensure that all rent and any other accounts are paid in full, prior to the vacate date.
