Tips for getting your property ready for sale

Entrance 

First impressions are important, the entrance to your property is the first thing potential buyers will see when viewing your property. Before every viewing of your property a quick once over should be done to ensure everything is clean and well maintained. Windows, front gate, paving gutter and balustrades should be cleaned and in good repair. Allow light to enter your property and give your front entrance a fresh coat of paint to ensure the place feels clean and inviting. 

Kitchen 

Avoid clutter on the bench space as it makes the kitchen area appear smaller. Chipped and scratch benchtops can give the wrong impression about the property, replacing them with inexpensive materials could save your sale. If the kitchen floor is a little drab, think about possibly lifting the lino and polishing the floorboards underneath (dependent on condition).

Living areas 

In the current market buyers are open to larger and open plan living areas, to maximize space, thoughtfully place furniture and choose cooler colours like blue and greens to make your rooms feel larger. If floors or carpet are stained or damaged ensure that they are professionally cleaned or fixed. 

Bathroom 

Ensure that new towels and soaps are aesthetically placed to give the bathroom a luxurious feeling. All grouts and tiles should be cleaned, chipped basins and baths should be fixed prior to selling. Consider smell, candle or air freshener to ensure the bathroom smells nice at every viewing. 

Inside 

  • Ensure all toilet seats are placed down
  • Open Blinds curtains and roller shutter to allow light in 
  • Remove wires, cords and leads form view 
  • Remove any clothes, shoes and belongings from view 
  • Remove small appliances and cutlery for tables and bench tops
  • Remove magments and photos from refrigerator 
  • Bathroom vanities to be cleared of all personal items 
  • Turn off all televisions 

Outside 

  • Open gates to a 45 degree angle 
  • Remove hoses and any garden tools 
  • Ensure there are no clothes hanging on clothes lines
  • Ensure lawns and gardens neat and tidy 
  • Pathways to be swept and raked prior to appointment 
  • Wheelie bins gardens are neat and tidy

  • All vehicles removed from garages
