Getting the Property Ready:

Prior to the property being put on the market it is sometimes worthwhile investing some time sprucing it up! When preparing your house for sale, consider: How much you should spend, Exterior and Interior appeal, and Home Open and Viewing Times!

How much should you spend?

When preparing your property to go on the market, you don’t have to spend an excessive amount of money - spend as little money as possible. Feel free to make relatively inexpensive upgrades to your home, e.g. replacing chipped door knobs, but avoid undertaking major renovations, e.g. additions or completely remodelling a bathroom or kitchen.

Handy Tip:

It is a good idea to consult with your Empire agent over any changes you plan to make. We can then advise you as to whether your improvement will add value to your property. It is pointless spending money on a new front door if it will not add worth to your properties sale outcome.

Exterior Appeal

Work at improving your home’s exterior presentation before attending to its interior. The exterior of your property does introduce the buyer to your home. If the exterior isn’t attractive, they are unlikely to explore the inside of the home.

Handy Tip:

Put yourself in a potential buyers position. Stand across the street from your property and study it. If you drove past this house and saw a "For Sale" sign, would you be interested and attracted to the external features of the house and want to see more?

First impressions count!

Browse through the below list of areas that may need attention when preparing the exterior of your property:

Lawns - Keep your lawns cut, with neat edges. Water and reseed any brown patches, possibly fertilise for additional colour.

Shrubs/Trees – Especially around windows, doors and pathways - Trim branches where necessary, this allows additional natural light to enter the home and gives a larger sense of space.

Garden Beds - If appropriate, plant some colourful flowers. Adding mulch to garden beds will give a neat appearance and will assist in hiding weeds. Maybe add a few pot plans near the entry of the home.

Windows - Repair any broken windows and wash all glass.

Eaves – Spider webs are the main culprit here, Wash and remove if applicable.

Drains/Spouts – Cleaned and Unblocked.

Paintwork – After discussing with your agent possibly attending to any flaking/aged areas.

Doors - Wipe down your front door and its surrounds, polish handles and fittings and repair any torn fly screens.

Fences - Straighten, repair or repaint (after discussion with your agent as sometimes repairs can be costly).

Junk/Rubbish – Remove all spare parts, junk and rubbish, e.g. car bits, tree cuttings, etc.

Pools/Ponds – Clean and in working order.

Garage - Keep the garage door closed – that way the property always appears neat and tidy.

Interior Appeal

Now that your exterior is well presented buyer will be curious to see how the interior presents and flows. Let’s now turn your attentions to the interior.

Glance through the following list of areas that deserve attention when preparing the interior of your property:

Clean and De-clutter – thoroughly clean every room in your house thoroughly and remove any clutter. This has the effect of making your home appear bigger. You might even consider renting storage space whilst your house is on the market or even conducting a garage sale.

Carpets - Have them steam cleaned.

Painting - Painting chipped and cleaning dirty walls is said to give you the best return for money spent internally. Neutral colours are best that way buyers can’t disapprove.

Damage - Repair any defects i.e. cracked tiles, torn wallpaper, etc.

Plumbing, Electrical and Gas Appliances – As per a contract of sale it is standard for these to all be in working order at settlement, to make sure there are as little hold ups as possible repair any, leaking taps, blown light globes,  Doors/Windows - Make sure these open and close smoothly.

Knobs/Handles - Fix if loose, replace if damaged or missing.

Bench tops - Keep these clean and clear.

Other – Store away or remove jewellery, cash and other valuables as well as any personal prescription medication.

Home Open and Viewing Times!

Now you are ready for prospective buyers to view your much improved and well presented Property. The exterior and interior preparation is complete and your home is looking terrific. Below are some additional tips to help you prepare your home for viewing:

  • Fill the house with light. Open all curtains and blinds and turn on internal lights.
  • Make the house smell beautiful. Fresh air is good in summer or spring. Alternatively, you might simmer vanilla essence on the stove, brew coffee, use an oil burner, or the oldest trick in the book - bake some cookies.
  • Clean and clear all surface tops and tables.
  • Make sure Pets are content with visitors – sometimes best to remove them from the property at viewing times.
  • Switch off the television and radio, although some gentle background music can be played.
  • Make sure the house is at a comfortable temperature.
  • Display some flowers in a vase.
  • Give your agent the key to the front door. Potential buyers are important visitors and should not have to enter via the back door.
  • Make yourself scarce! – buyers will feel a lot more relaxed and comfortable in your absence.
